This is the reason why we make sure to do what we call a 'Strategy Session' up front with our clients. We go through several things.

The market changes week by week. It is important to be working with a Team that knows exactly what is going on in the local market.

We don't believe in doing business that way. After a Strategy Session, our clients know exactly what to expect at every turn in a transaction. From writing the offer to getting the keys, there should be no surprises.

Understanding what they're trying to do, gives us leverage. If we write our offer to give them what they want, while also getting what we want, we're creating a win-win situation.

So many home buyers think that price is the only factor in a deal, and they couldn't be more wrong.
When is the Time for a Strategy Session?
If you're at the point where you're thinking that you'd consider buying a home if you found the right one... that is when you do the strategy session. If you're in no rush, that's even better. Worst case, we do one now, you learn a lot and feel more comfortable and then we do a refresher when the time comes to buy.
I jokingly say to my clients, if you "kinda, sorta, maybe would consider buying a home... we should do it"
How it Works
Simple. Depending on how many questions you ask, it can take between 20 minutes and 2 hours. We take as much time as you need to feel comfortable with the process.
Most people ask a lot of questions and take notes, so I would plan on 45 minutes.
